Benefits of Thermal Imaging

Home buyers and sellers can use all the help they can get in the buying and selling process. First time home buyers especially, due to a lack of knowledge with the process and or the house itself.


You may not realize technology like this exists. Infrared thermal imaging cameras spot small, but key changes in temperature in different areas of a house, identifying problematic areas that the naked eye never could and some that a visual inspection could only hypothesize.  A house will show up as hot, cold, or somewhere in between as we scan the house with a camera sensitive to infrared radiation.  Infrared imaging can reveal possible moisture during this inspection. Moisture is a big issue that gets revealed during these inspections which includes hidden sources of mold, roof leaks, and posts that indicate termite nests. Electrical problems are also revealed as well as heat and energy loss, foundation cracks, structural concerns, missing insulation, ventilation glitches and rodent infestations. Below are a few but not limited to of typical problems we find with the camera, which can save you a bundle of money. Also, will give you a peace of mind.


- Roof leaks

- Plumbing leaks

- Structural defects

- Electrical faults

- Missing, damaged and/or wet insulation 

- Heat loss and air infiltration in walls, ceilings, floors, windows and doors

- Damaged and/or malfunctioning radiant heating systems;

- Air-conditioner compressor leaks

- Under-fastening and/or missing framing members

- Broken seals in double-paned windows


The information provided by thermal imaging inspections is extremely valuable to the owner or perspective buyer of a house, but it is also worth noting that infrared home inspections also have their limits. The results must be interpreted by an expert who knows about possible sources of error in measurements such as dry areas, reflected heat, and the limit of surface readings.

When buying your dream house, make sure it doesn’t have hidden headaches with an infrared thermal image home inspection. Home sellers don’t want unexpected problems (especially the easily fixable kind) arising and scaring off a potential buyer when they get an inspection done. Even current home owners with no intentions of selling would benefit from having a thermal inspection done. Infrared technology is a good addition to a visual inspection, and doesn’t negate the need for an inspector with experience and knowledge of all systems that make up a home. As always, choose wisely!

 

Thermal Imaging Limitations:

  1. Thermal imaging only displays surface temperatures of solid objects.
  2. IR detects the temperature based upon wavelength of the light emitted by the object (longer wavelength, colder).  IR, therefore, does not show the temperature of objects that reflect light, (glass, shiny metal, light colored objects in direct sunlight).
  3. IR, does not “see through walls”, but only displays the very slight differences in surface temperature of the wall.  Images of areas “behind” and not in contact with walls depends upon the temperature difference of the area.  It is easier to see “hot” objects because they will be radiating heat to the not-in-contact surface.


While there is no guarantee that nothing will be missed during the visual inspection.  Thermal imaging brings us one step closer to not overlooking anything.

So you have to ask yourself:  do you want a home inspector that offers thermal imaging or risk going with one that does not?
